This appeal concerning planning application 17/P/01777 wouldn't be of concern under other circumstances but this site is adjacent to the proposed Vaglefield Farm development [17/P/01840 - see above].

The applicant disputes GBC's basis of rejection, where it argues "By virtue of its overall scale, height, bulk and volume, the proposed replacement dwelling would be materially larger than that it would replace and as such would represent inappropriate development in the Green Belt, which by definition is harmful. Furthermore, by virtue of its overall scale, the replacement dwelling would have a detrimental impact on the openness of the Green Belt. No very special circumstances are considered to exist which would clearly outweigh the adverse impact of the development on the Green Belt".

It seems odd this application is in question with regard to its impact on the Green Belt when the application at Vaglefield Farm for five executive-style houses has been approved no more than 10 metres away.
