The letter of refusal for 25 units at this site [17/P/01451] points out that the development at the scale proposed "would result in material harm to the Little Flexford Site of Nature Conservation Importance (SNCI). This harm to the SNCI which would likely result in the deterioration or loss of the SNCI habitat."

This is the third proposal to constitute inappropriate development in the Green Belt, causing harm to the openness of the Green Belt and where no "very special circumstances" are found to outweigh the substantial harm to the Green Belt. As the refusal letter notes, "The impact on the immediate surrounding area would also be significant, particularly to the east and south of the site where the current character is that of a low density housing, open fields and vegetation and rural country lane",  potentially eroding of the rural edges of the existing built up area.

The Thames Basin Heaths SPA 400m-5km mitigation zone also contributes to the refusal of this application with it failing to meet the requirements of Regulation 63 of The Conservation of Habitats and Species Regulations 2017.
