Ash Residents' Association [ASHRA] circulated their members on 8 January 2016, reminding them that Bewley Homes and a2dominion obtained outline planning permission to build up to 400 homes on the land known as Ash Meadows to the south of Ash Lodge Drive in the Green Belt in 2014.

ASHRA indicated that these companies will hold an exhibition at the Tongham Community Centre on Thursday 21st January 2016 from 3:30pm to 8pm. This exhibition is to display their progressed plans, prior to their submission of a detailed planning application, known as a "reserve matters" application, to Guildford Borough Council.

This of interest to Normandy and Flexford residents as the original proposals contained the designation of 24 hectares of land as Suitable Alternative Natural Greenspace [SANG] only 3.8 kilometres (approximately) from the lately refused North Wyke Farm site.

Such an area of SANG is equivalent to off-setting the building of 1,248 dwellings in the Green Belt within the 400 metre - 5 kilometre buffer zone around the Special Protection Area [SPA] of the Thames Basin Heaths European-designated Natura 2000 site containing the SSSI based on the Ash-Pirbright Army ranges. All the sites identified in the original 2010 SHLAA in Normandy/Flexford including North Wyke Farm (not in the current draft Local Plan), as well as the proposed 72.4 hectare "safeguarded land" (identified in the current draft Local Plan), lie within the buffer zone.

Any approval of a large areas of SANG, such as that at Ash Lodge Drive (24 hectares) or Russell Place Farm, Wood Street (32.4 hectares), brings all these sites back into play, whether in the draft Local Plan or not. All the the sites have to do is lie within a 5 kilometre radius of the SANG site perimeter for it to become available for off-setting the building of large numbers of houses on the sites in Normandy/Flexford and other sites in Worplesdon (e.g. Fairlands and Lyddington Hall).
